About this boiler maintenance checklist

Use it as an annual boiler service checklist, a boiler inspection checklist or a boiler log sheet. Print one sheet per visit or per day and write temperatures, pressures, gas pressure and combustion readings in the blanks. Steam items are marked, and the hydronic section covers expansion tanks, circulators, air elimination and zoning. For furnaces and AC, use the HVAC maintenance checklist.

Follow your local code and manufacturer instructions; this is a general checklist.

Questions

What is included in annual boiler maintenance?

Burner, igniter and flame sensor service, flame failure and limit control tests, low-water cutoff and relief valve checks, gas leak check, venting and combustion air, heat exchanger cleaning, a combustion analysis, and for hydronic systems the expansion tank, circulators and air elimination.

What goes on a boiler log sheet?

Supply and return temperature, pressure, water level (steam), any alarms or lockouts, and daily or weekly checks such as blowing down the gauge glass and testing the low-water cutoff. Print the sheet and fill in the blanks each time.

Does this replace a jurisdictional boiler inspection?

No. Many states require inspections of certain boilers by a commissioned inspector. Follow the manufacturer, your state boiler rules and your insurer.
